You step into a historic palazzo, not a chain lobby: stone stairs, human pace, honest tips about the area. Whether you walk the Francigena, hike the Sentiero Italia, trace family roots, or simply want Orsara at walking distance, you come back to a place that feels like someone cares. We do not sell “packages”: we offer hospitality tied to Pianta.land.

For us the CIN is a point of pride: few properties are fully licensed, pay their taxes, and follow the rules. The flat is insured for guest-house (affittacamere) use: maximum clarity for guests, no illusions. Staying with Pianta.land also means a small contribution to the project’s trees.
It is a family apartment, very old: it began as a stable for the horses of the Palazzo Varo family. It sits in the heart of Orsara di Puglia’s historic centre. The stay is basic—not chain-style “comfort”: more like life in the past, with essentials and little else. Inside you will find very old spaces and furnishings: it was my grandparents’ home, still tied to Pianta.land (recovering abandoned land). When we are not busy in town, we are glad to host people who want to discover Orsara.
Guest rooms for the Pianta.land project: we aim to plant trees and grow a small private woodland for people and the environment. This is an old family house.
The apartment has 2 bedrooms, 1 bathroom, 2 bunk beds, and 1 double bed: suitable for 4 singles or 1 couple + 2 singles. Everything is electric: split units for heating, 2-burner induction hob, and electric water heater. Maximum available power is 3.5 kW: please avoid using everything at the same time. We provide a hairdryer, a full towel set, and basic soap/shampoo.
When available, you can request a local guide or a local cook to taste traditional food. These are special options and are paid directly, arranged with staff.
Important note: in the Municipality of Orsara di Puglia, no city tax is currently charged.
For guests who book from this site: first night €70 (flat). Each further night by guests: 1 → €40, 2 → €60, 3–4 → €70. Max 4 people. Extras: pets +€100, laundry/iron +€5/day, kitchen +€5/day. The form shows an estimated quote; the balance is paid via a dedicated link after availability confirmation. Access only after payment.
Cancellation is possible; €50 is retained for apartment preparation costs. For stays longer than 2 nights, an additional 5% of the total booking amount is retained, to discourage non-serious calendar blocking.
After payment, about one week before arrival you get the online check-in link (confirm booking, guest register / Alloggiati, then access code / keypass). Hours: check-in 2:30–7:30 PM, check-out by 10:00 AM. Guest data goes to the State Police; some anonymous data to the Regione Puglia tourism portal. With a Pianta.land tree you may access the project lands, as explained on site.
